Top Questions

The questions I’d ask, too.

These are the objections I hear from retail loan officers, branch managers and broker owners, and the ones I raised myself before I made the move. Here’s how I answer them. Where it’s a NEXA program fact, I’ll tell you it’s from NEXA’s published materials. Where it depends on your numbers, I’ll say so.

The model

Why not just open my own brokerage instead of plugging into NEXA?

I did open my own brokerage. I grew it to 49 employees. So I’ll give you the honest version: it comes down to money and time.

Money: NEXA attributes its pricing to the collective volume of its loan officers, more than 4,000 by its own published count. A 10 or 15 person shop doesn’t negotiate from that position. The borrower can see the same rate and you can still make more, because you’re keeping more of a bigger number. I’d rather show you that on your own scenarios than ask you to take my word for it.

Time: Call reports, warehouse and funding work, post-funding conditions, payroll, audits. NEXA’s platform carries much of that operational load. Every hour you don’t spend there goes back into producing or back to your family.

And you still keep your own trade name and your own brand.

If it’s so good, why isn’t everyone doing it?

In my experience, people who haven’t looked usually fall into one of three groups. They have a relationship they don’t want to break. It sounds too good to be true. Or they simply don’t know it exists.

Then there’s pride and ego. I know that one personally. I’d already committed to a different direction when NEXA gave me a reason to look again, and I had to be willing to change my mind.

Fear of making the wrong decision is real, too. That’s why I don’t ask anybody to decide on a pitch. Measure it clearly. The math should speak.

What’s the catch? Hidden costs? Contract restrictions?

If something sounds too good to be true, examine it. That’s exactly what I did, and it’s what I want you to do.

Here are the costs NEXA publishes: a 25 BPS operational cost on every loan, and 12% of the remaining revenue held for Revenue Share. The compensation chart already has both built in. I walk through the full math on the home page.

For contract terms, don’t rely on a website, including mine. Ask for the current written agreement and plan, read them, and have your own advisor look at them if you want. I’ll help you get the documents.

What happens if NEXA changes the comp plan?

Any company can change a plan, and I won’t pretend otherwise. What I can tell you is how I think about it: you compare on the written terms in effect today, you know you can make a different decision if the terms ever stop working for you, and you’re not trapped by having built your brand on someone else’s name.

The current plan sheet on this site shows its own effective date. Ask me for the latest version before you decide.

Side by side, will I actually make more?

I’m not going to promise you that without seeing your numbers. That would be exactly the kind of pitch I’m telling you to be skeptical of.

What I’ll tell you is that the comparison is usually about money, time, or both. Some people want to make more on the same volume. Some want the same income with fewer closings. The Freedom Equation exists so we can see which one, if either, is true for you.

Control and independence

How much independence does a branch owner actually keep?

More than most people expect. NEXA’s own description is that you run your own business: you choose your processor, you choose your lender, you set the rate you offer, and you handle pricing exceptions within the applicable policies.

The way I see it, if you’re profitable and compliant, you run your shop your way. Lender rules and compliance still apply. Nobody gets to skip those.

Will I lose control over operations and the customer experience?

No. You still decide who processes the file and which lender it goes to. NEXA publishes that more than 30 lenders staff its Zoom lender rooms 12 hours a day for scenarios, pricing and file issues, and its own support team covers payroll, HR, compliance, licensing and marketing.

Your customer experience is still yours to build. That’s the point.

Can I build my own brand?

Yes, and it’s encouraged. That’s what Greenlight Mortgage is: my brand, empowered by NEXA Lending’s platform. Keep your brand, keep your control, lose the headaches.

Trade names still have to clear licensing and compliance review, so pick a name and run it by the team before you print anything.

Retail vs. this model

Why would I give up a retail salary, benefits, leads and support?

For the upside: more money, more time, or both. I spent ten years in retail and did very well there, so I’m not knocking it. I just stopped believing the trade-off was worth it for me.

Here’s the honest caveat: this model is built for self-generating originators. If most of your business comes from company-provided leads, factor that into your comparison. We’ll put it on the table.

And you don’t have to scatter your volume. You can keep sending most of your business to the lender you trust, and have backups when you need them.

What happens to my database and referral relationships if I leave?

There’s a reality and a legality. Your relationships go with you: the Realtors, past clients and partners who trust you. Company records, like data tied to call reports and loans funded under the company, generally stay with the company.

Read your current agreement before you move, get advice if you need it, and leave the right way. I’ll always tell you to do it clean.

What do I actually own if I build a $100M–$500M business?

Honest answer: in our industry, less than most people think. A retail owner once told me a shop’s cash flow sets its price. But a mortgage company rarely sells for what its cash flow suggests, because a buyer can rebuild the same thing for far less.

What you do own is your referral partners, your systems and processes, your lead generation and your brand. On NEXA’s platform, servicing visibility through NEXA Plus and evoLend adds another piece: a connection to your book after closing.

And through Revenue Share, as NEXA describes it, you can build income tied to the people you helped bring in, as long as they stay and keep producing.

How hard is the transition, and how much business will I lose?

I’ll be straight with you: transitions are a pain. I would rather do almost anything than move a pipeline. There’s always some disruption.

What it usually looks like: the first month is the hardest, the second month you get dialed in, and by the third you’re wondering why you waited. Your existing pipeline closes out where it is while new business starts on the new platform.

We’ll plan the timing around your pipeline before you move anything.

Recruiting and Revenue Share

I’m a top producer. Why would I recruit?

You never have to. NEXA’s published plan includes NEXA 100 Unlimited, which it presents as having no volume requirement and no recruiting requirement on eligible loans with designated lenders.

If you do recruit, Revenue Share pays on the production of the people you helped bring in, three levels deep, as NEXA describes it. Some people also just like helping others build something.

And if you never recruit, NEXA Plus is built around your own closings: servicing visibility and potential servicing-related payments on eligible correspondent loans.

How big is NEXA, and why does size matter to me?

NEXA publishes a count of more than 4,000 loan officers and more than 300 approved lenders. Size matters because NEXA attributes its pricing and its 100% compensation programs to the volume of the whole platform.

My own goal is bigger than my own production. I want to help thousands of originators keep more of what they earn.

The Freedom Equation

What happens after I request the comparison?

You give me your name, phone and email. Right after that, you can open a short questionnaire about your production, compensation, expenses, support and goals. If a number needs follow-up, mark “I don’t know.” Don’t guess.

I review your answers personally and reach out to set up a call. Then we walk through your numbers side by side: cash compensation, business-expense reimbursements, costs, and potential future income, each in its own column.

Is there any cost or obligation?

No. There’s no fee to request the comparison and no obligation to make a move. If the numbers don’t show you a better path, you’ll know that too.

NEXA program details referenced here are summarized from NEXA’s published materials (thenexadifference.com, captured October 2026). Terms and eligibility are set by the current written plan and agreements. See the full program walkthrough.
